An off-plan launch is decided before it happens. By the time the price list drops, the buyers who will book in the first week are usually already known to someone. My job is to make sure that someone is my client's sales team.

Here is how I use the 30 days before a launch.

Days 30 to 15: build the queue

  • Expression of Interest (EOI) campaigns on Meta and Google Discovery, with a clear reason to register early: first look at the floor plans, priority unit selection, launch-day pricing.
  • Teaser creative that sells the location and the lifestyle before the product. Waterfront, skyline, community, the payment plan headline.
  • Audience building around past enquirers, site visitors and lookalikes of actual buyers, not just of website visitors.
  • Broker and NRI audiences across the GCC and India when the project suits overseas investors.

Days 15 to 1: warm the list

Everyone who registered gets remarketing that moves them closer to a conversation: walkthrough videos, payment plan explainers and an easy path to WhatsApp. Sales starts calling the warmest registrations before launch, so day one is about confirming units rather than introducing the project.

When a launch goes live, buyers search the developer name, the project name, the area and the competitor next door. I make sure every one of those searches lands on us:

After launch: qualify and close

The first week brings volume. The weeks that follow decide revenue. Budgets move toward the campaigns that qualify, remarketing focuses on people who visited the gallery, and payment-plan creative answers the objections sales keeps hearing.

A sold-out first phase is rarely luck. It is a queue that was built a month earlier.
